Price a build the way the builder already does it: by square footage. The tool splits the total into trade budgets that feed the job pulse, so the quote and the tracking come from the same numbers.
These become the budget lines on the Job pulse tab.
Every change gets priced, approved and checked against the permit before anyone picks up a hammer. If a change pushes the living space past what the permit allows, the log flags it so it never has to be built twice.
Each week, enter what's been spent and how far along each trade is. The pulse projects where each line will finish and flags trouble while there's still time to act.
ICF costs more up front and less to live in. This tab puts both sides in the client's terms, using the house from the estimate tab.
The default energy costs come from an ICF manufacturer's published averages ($0.10 vs $0.03 per sq ft per month). Swap in real utility bills from the builder's past ICF homes before showing a client. They make a far stronger case.
Planning tool built by Aluminé Consulting. Default rates are planning assumptions, not quotes: Boise custom builds are commonly cited at about $200–$350 per sq ft for standard to mid-range and $400+ for high-end (Block Renovation, Feb 2026); ICF is commonly cited at 3–5% over a code-built wood frame (Fox Blocks).
I set it up on your numbers, connect it to the tools you already use, and train your team to keep it current. Taking two founding builders this quarter at a reduced rate.
